AFFORDABLE HOUSING ARTICLE

Clarifying Affordable Housing Requirements and the Role of the Council on Affordable Housing (COAH) - In an article published by The New Jersey Planner, I clear up a lot of the confusion around COAH and affordable housing requirements. CLICK HERE for more information.

Proposed Senate Bill No. 1 that will abolish COAH is pending. The proposed Bill does not remove each municipality's constitutional obligation to provide for a realistic opportunity to provide for affordable housing in their land devlopment ordinances.

Past Planning Board Actions

Planning Board Ordinances - On 24 July, 2007 the Planning Board adopted fourteen (14) new ordinances recommended by the Master Plan. Copies of ordinances have been forwarded to City Council for adoption.

On October 18th City Council discussed 5 of the recommended 14 Planning Board Ordinances. After lengthly discusion the draft ordinance was tabled. City Council's draft ordinance fell far short of the goals and objectives of the Master Plan Adopted by the Planning Board and the proposed ordinances recommended by the Planning Board. 2005 Re-examination of Master Plan Adopted - The 2005 Re-examination of the Master Plan was adopted by the Planning Board on May 23, 2006. The Re-examination can be reviewed at the Planning Board office at the Municipal Complex, 500 Mill Road during normal working hours.

Ordinances Adopted - On January 9, 2007 the Planning Board adopted ten (10) new ordinances recommended by the Master Plan. The Master Plan Subcommittee will be meeting with City Council on March 1, 2007 to discuss xthe ordinances proposed by the Planning Board. Council Committee Minutes - Committee Chairpersons of each Committee are required maintain accurate minutes of each meeting. Each Committee Chairperson must submit monthly reports to City Council. Copies of minutes and written monthly reports must be filed with the City Clerk in accordance with Absecon City Code Article II, Section 3-13. Copies can be obtained from the City Clerk's Office.

The Absecon Ordinance allows commercial establishments to qualify for the Waiver of Site Plan for minor additions up to 1,000 SF and up to 5 additional parking spaces.
